Wear an AI recorder on remodel walkthroughs and have a chatbot turn the dictation into a code-based scope and quote
J.R. Crowell, co-founder of Steady Home Maintenance, a handyman, maintenance and light-remodel company in Flowood, Mississippi (about eight full-time employees), on the Handyman Success Podcast
Everyone on the team wears a Plaud pin, a listening device with AI built in, during evaluations, so nobody takes a notebook or iPad; it records the measurements as they call them out. He then puts that dictation into a chatbot he built, which is tied to the IRC (International Residential Code), and it builds the scope based on code in their area and tells them what to quote, down to items like joist hangers and 2x4s on a remodel. He says it helps less on small handyman jobs. He also suggests recording yourself doing a task, such as a P-trap, to get an SOP for training.

The problem
On remodel walkthroughs someone has to write down every measurement, then build the scope and the material list by hand, which limits how many estimates a team can do in a day.
What happened
He calls the scope chatbot "nuts" and calls recording yourself for SOPs "the cheat code"; on the show, the payoff described is how many more estimates a team could do in a day, with no numbers given. The company is also adding AI to lead response through Hatch, which he says hadn't really started doing its thing yet. Self-reported.

How to set it up yourself
- What Steady Home Maintenance does: on remodel evaluations the team wears Plaud recorders and calls out measurements as they go; the owner feeds the transcript to a chatbot he built around the residential code, which drafts the scope and the quote list. The chatbot's platform isn't named; the steps below use a ChatGPT project.
- On the walkthrough, record with a recorder app or a device like Plaud and say each measurement with what it is ("bathroom floor, 8 by 10, joists 2x8 at 16 on center"). Mention anything rotten, out of code or out of scope out loud.
- Make a ChatGPT project called "Remodel scopes" with the prompt below in its instructions, plus your own scope template and the code edition and local amendments your area uses. Upload each walkthrough transcript to it.
- Treat what comes back as a first draft: check every quantity and every code reference yourself (AI misreads code sections) and price it from your own costs before the customer sees it.

This is the transcript of a remodel walkthrough at {ADDRESS OR JOB NAME} for {COMPANY NAME} in {CITY/COUNTY}, where {CODE EDITION, e.g. the 2021 IRC with local amendments} applies. Using my scope template: 1) list every measurement I called out, by room, 2) write the scope of work in order, 3) give a material takeoff with quantities (framing, hangers, fasteners, drywall, trim), 4) flag anything that needs to change to meet code, with the section I should check, and 5) list questions to ask the homeowner.
