Virtually declutter and stage a listing photo with AI prompts, and expect it to take a while
Suzanne Goldklang, a licensed real estate salesperson with City Connections Realty in New York City, in Dwell
She uses AI to turn a single photo of a cluttered living room into something presentable. Because the work is done through prompts, the tool doesn't always stick to the instructions, and her example names ChatGPT: "You can say 'Hey, ChatGPT, please don't change the floorboards,' and it'll change the view out the window or put a cow in the corner."

The problem
A photo of a cluttered living room doesn't present a listing well.
What happened
Goldklang says it takes her about two hours per photo, and that AI always seems to add "the same beige bedspread"; other agents claim it takes minutes. Dwell notes buyers are pushing back on misleading AI-staged photos, some states (California, Wisconsin) have passed disclosure laws, and New York City's mayor has moved to require disclosure of digitally altered listing images.

How to set it up yourself
- What Suzanne Goldklang does: she prompts AI to turn one photo of a cluttered living room into a presentable listing image, which takes her about two hours because it changes things she told it to keep.
- Pick one room and write down what must not change: floors, windows and the view, walls, fixtures and the room's size. Only furniture, clutter and decor may change.
- Upload the photo to ChatGPT with the prompt below; when it changes something it shouldn't, say exactly what to put back rather than starting over.
- Check your state's and MLS's disclosure rules, label the photo as virtually staged and post the original next to it, and never alter permanent features, the view or the room's condition.
Copy-paste prompt
Here is a listing photo of a living room. Remove the clutter and stage it with simple furniture in a {STYLE} look. Do NOT change: the floors, walls, windows, the view through the windows, ceiling, light fixtures, built-ins, doors or the size and shape of the room. Keep the camera angle and light the same. If you can't make a change without altering any of those, tell me instead of doing it.
