The problem
People kept bringing him and his co-founder deals to underwrite, such as short-term rentals at the Jersey Shore, and over the years he had built separate spreadsheet models for short-term rentals (transfer tax, closing costs, local rental taxes, nightly rates, occupancy and seasonality), first-time house hackers, investment properties and BRRRR versus flip.
What happened
"I took all of those models and uploaded them into Claude, and funny enough, it found a few mistakes," he says; none was big enough to have changed an investment decision. A few of his developer and flipper clients now use the BRRRR-versus-flip app on his website when they evaluate a deal. He notes he isn't a CPA, so the models aren't tax advice.
