Replace overlapping software subscriptions with small internal tools built in Claude Code

who Eric Bramlett, broker-owner of Bramlett Partners, an independent real estate brokerage headquartered in Austin, Texas, writing in REALTOR News (National Association of REALTORS)

What it does

The brokerage built its own internal tools with Claude Code to replace off-the-shelf subscriptions. Before buying software, it now asks "Should we build this first?"

Tool cost

Claude $17/mo billed annually ($20 monthly); free plan available (Claude Code signs in with your Claude account)

The problem

When the Austin market turned in late 2022, the brokerage audited every lead source, tool and program it paid for, and overlapping software was a quiet drain on both budget and agent attention.

What happened

Over the last year it replaced roughly $2,500 a month in off-the-shelf subscriptions with internal tools built in Claude Code. "We're not a technology company, yet we're capable of doing this," he writes. Self-reported.

How to set it up yourself

  1. What Bramlett Partners did: replaced roughly $2,500 a month of off-the-shelf subscriptions with internal tools built in Claude Code. The article doesn't say which tools were replaced, so the steps below are our DIY version of the audit and one small build.
  2. List every software subscription with its monthly cost, who uses it and the one or two features people actually use. Ask of each, as Bramlett does: is it producing closed deals, is someone actively managing it, and would cutting it leave a real gap?
  3. Pick one subscription where you only use a simple feature (a deal tracker, a checklist, a form that writes to a spreadsheet). Install Claude Code from Anthropic's docs (docs.claude.com/en/docs/claude-code), sign in with your Claude account, open it in an empty project folder and paste the prompt below with your feature list.
  4. Run the tool alongside the paid one for a few weeks with real (non-confidential) data, keep client data out until your broker approves where it is stored, and cancel the subscription only once the team has stopped opening the old tool.

Copy-paste prompt

I run a small real estate brokerage and want to replace one paid tool with a simple internal one. The only features we actually use are: {FEATURE LIST}. Our team of {N} people use it to {WHAT FOR}. Build the smallest version that does exactly these features, as {a single web page that saves to a CSV file | a Google Sheets script}, with no logins or payments. Before writing code, list what you'll build, what you won't, and any client-data or privacy risks I should check with my broker. Then build it, explain how to run it in plain English, and give me 5 tests to try.
