Post local good-news videos on Instagram with an AI avatar of yourself, and say so in every caption
Patrick Southern, a REALTOR who leads the Properties by Southern team at SERHANT in New Jersey (Hudson County), in Dwell
Southern uses an AI service called Rayloom to make a virtual newscaster version of himself, which he calls "Pat AI." The avatar relays positive news stories about his region on his Instagram page, such as "Hoboken waterfront restaurant named one of best in country" or "Loew's theater coming back to life this fall." The talking heads look and sound like his other videos, and he always adds a caption disclaimer when a video uses his AI likeness. Rayloom's owner pitched him the service.

The problem
An agent wants to market his area as well as his listings, with regular local videos, without filming every one himself.
What happened
Per Dwell, the videos cost $699 for a dozen a month and average between 100,000 and 200,000 views each. His staff said it looks like AI; "I'm not a newscaster, so is it cheating? How is this any different than giving potential clients a really great email blast?" he says. "AI isn't the superhero. It's really the utility belt." No lead or sales figures are given.

How to set it up yourself
- What Properties by Southern does: an AI avatar of Patrick Southern, made with Rayloom, reads short positive local news stories in videos for his Instagram, and every caption says the video uses his AI likeness.
- Each week, pick two or three good-news stories from local outlets about your area (a restaurant award, a theater reopening, a new park) and save the links.
- Have ChatGPT draft a 30-second script for each with the prompt below, then check every fact against the original story.
- Record it yourself or use an avatar service you've vetted, credit the news source, and put a clear 'AI-generated likeness' line in the caption every time.
