Have Claude open the MLS, pull showing instructions and plan the tour route so a property list becomes a showing day hands-free

who William Zhang, real estate agent in Austin, TX, and founder of Real Estate AI Society, writing about his own Claude Code MLS workflow

What it does

He gives Claude Code the MLS listing IDs (or addresses). Claude uses computer-use browser control to open Unlock MLS, pull showing instructions, lock-box type (Supra vs combo), contact info, owner/tenant status and notes, then filters out expired, withdrawn, under-contract and income-restricted listings that do not fit the buyer. It builds a Google Maps route for vacant go-and-show properties and a readiness checklist for which homes need agent outreach for codes. He saves the flow as a reusable Claude Skill so the next list is one command.

The problem

When a buyer sends a list of homes to tour, the agent still spends about 30 minutes clicking each MLS listing for showing instructions, lock-box type, occupancy notes and a driveable route—work that breaks focus on a busy showing day.

What happened

Self-reported: the MLS lookup that used to take about 30 minutes by hand ran about 15 minutes unattended while he stepped away; browser automation is slower than an API but he does none of the clicking. No closed-deal or GCI figure is tied only to this workflow.

How to set it up yourself

  1. What he did: Claude Code with computer-use opens Unlock MLS, pulls showing instructions for each listing, filters the list, then plans a Google Maps route and lock-box readiness checklist.
  2. Collect the buyer's property list as MLS numbers or street addresses. Note start location (e.g. East Austin) and hard filters (no affordable-housing income limits, no expired/withdrawn).
  3. In Claude Code (or Claude with computer use), open a Project with standing instructions: never invent lock-box codes; flag NEED HUMAN when Supra access is unclear; strip unrelated client financials from the chat.
  4. Paste the listing IDs and the prompt below. Let Claude navigate Unlock MLS, compile showing notes, drop non-qualifying homes, then open Google Maps to order vacant go-shows. Review the checklist before you leave—especially gate codes and combo locks.
  5. DIY adaptation (not Claude Code): without browser control, open each MLS page yourself, paste showing-instruction text into a Claude or ChatGPT Project, and ask only for the filter, route order and readiness checklist.

Copy-paste prompt

You are the showing desk for {AGENT NAME}, a realtor in {MARKET}. Buyer filters: {FILTERS}. Starting point: {START LOCATION}. Using ONLY the MLS showing notes below, 1) drop expired, withdrawn, under-contract or income-restricted listings that fail the filters, 2) table the remaining homes with lock-box type, occupancy, special notes and whether they are go-show vs need-appointment, 3) propose a driving order for vacant go-shows from the start location, 4) list action items for combo codes or unclear Supra access marked NEED HUMAN. Never invent access codes. Notes: {PASTE MLS SHOWING NOTES}
