Working in Claude chat, he had Claude build a snapshot tool. His assistant downloads a sizable MLS export to his hard drive, he runs a command through the script Claude built, and it generates an HTML page he can send as a link or print. He enters a few micro-market parameters from a client intake form, so clients can have the snapshot when they meet him or right after. When he wants a change, Claude gives him the edits to make, and he makes and tests them.

The problem
Saxon wants buyers and sellers to see data for their own micro-market (a school district, a bedroom count, a price point), which the county-wide reports and the active-market data he subscribes to can't slice. Doing it by hand meant downloading MLS data to Excel, running a pivot table and sending screenshots, which he calls manual, not scalable and prone to error.
What happened
He says the snapshot now comes out "instantly" instead of waiting until he or his assistant can "hammer away at Excel." His example of what micro-market data shows: across Albemarle County 20-some percent of homes go over list price, but in one school district for three-plus bedrooms it's 56%, with 4 days on market instead of 12.
