Build two what-if financial models with Claude to show sellers what a price cut nets them versus a bridge-loan buyout
Pilar Oliva, a broker associate with the Serene Team (LPT Realty) in Pasadena, California, in Dwell
Oliva had Claude build two financial models as interactive HTML pages: one showing what the sellers would net or owe if they lowered the price and sold it themselves, and one showing what the HomeLight route could ultimately cost them. The clients wanted to spend no more than $40,000 out of pocket either way, so she had the models built so she could change prices and offers and toggle options on and off. She checked and double-checked the math and spent hours before she trusted the AI's work, then used the models to put together her rebuttals to the sellers.

The problem
A listing on a corner lot facing a busy street wasn't selling after the market shifted, and the sellers, who had already found their next home, were weighing a HomeLight bridge loan against a price cut of almost $200,000 (from $1.49 million to the $1.299 million the market now pointed to) that felt like an insult.
What happened
Per Dwell, after a price reduction the home sold for $1.4 million, $90,000 under the original asking price, and her team now has a financial tool it can reuse in similar situations. "I'm a realtor, so I'm just using AI to fill in my gaps," she says. "I'm not a writer and I don't build financial models for a living, so I ask it to do what I can't." No time figures are given beyond the hours she spent checking it.

How to set it up yourself
- What Pilar Oliva does: Claude builds two interactive HTML financial models (sell after a price cut vs. take a bridge-loan buyout) that she can change live, and she checks the math for hours before using them to walk her sellers through the choice.
- Gather the real inputs for each path: current loan payoff, the price options, your commission and closing-cost estimates, and the bridge or buyout program's own terms and fees from its disclosure, not from memory.
- Give them to Claude with the prompt below and ask for a single HTML page with sliders or inputs for price and offers, and a side-by-side net-proceeds table.
- Recalculate two or three scenarios by hand or in a spreadsheet before you trust it, have the sellers confirm loan figures with their lender, and label the page an estimate, not financial advice.
Copy-paste prompt
Build one self-contained HTML page (no outside scripts) that compares two options for my sellers at {ADDRESS}. Option A: lower the list price and sell on the open market. Option B: {BRIDGE OR BUYOUT PROGRAM}, with these terms: {TERMS AND FEES FROM THE DISCLOSURE}. Inputs I can change: sale price, offer amount, concessions, days to sell. Fixed inputs: loan payoff {PAYOFF}, commission {RATE}, closing costs {ESTIMATE}, the clients' out-of-pocket limit {LIMIT}. Show net proceeds or amount owed for each option side by side, and flag any scenario that goes over the out-of-pocket limit. Use only the numbers I give; show every formula so I can check it, and label everything as an estimate. We set up one AI automation in your tools, live within 48 hours of getting access, for $197.
