- What PCI is building: Claude skills for new listing proposals, and an offering-memorandum skill linked to its CRM that pulls a property's photos and details and produces the OM. The CRM isn't named, and the OM skill was still in progress.
- Write the skill: a folder with a SKILL.md (a name, a one-line description, then the prompt below, your OM section order, the numbers every OM needs such as rent roll, T-12 and cap rate, and your brand rules) plus one finished OM as an example; zip it, then in Claude go to Customize > Skills > + Create skill > Upload a skill (skills need Code execution and file creation turned on under Settings > Capabilities).
- Connect the data: if your CRM appears under Settings > Connectors in Claude, connect it; otherwise export the property record and photos into a folder and attach them. Then ask: "Use the OM skill for {ADDRESS}."
- Have a licensed agent check every figure against the rent roll and T-12 before an OM goes to buyers, and keep projections clearly labeled as projections.
